1 room maison of 62m² in Calgary

I'm looking for someone to rent the second bedroom with downstairs office, living space, private 1.5 bathroom, and shared kitchen/laundry. The rooms are a great size, you'll have your own bathroom - including shower - and we have a huge backyard with patio, fire pit, shed storage for winter tires etc, and there's direct access to Egerts Park. There's also lots of space in the finished basement for you to set up gaming rigs or movie zones. All utilities are included in rent, as is fibre-optic internet. Rooms are unfurnished except the kitchen is stocked with everything you need - I just expect that you clean up after eating or provide your own dishes. No pets or smokers allowed. You also can't vape indoors, no exceptions, as I have asthma and I won't be able to breathe. :( If you are not a student: credit check please, plus references for your job. If you are a student: References are required, but you don't need to have a solid credit score or even show me your report. Just show me your university portal with schedule. I remember being a student, so please just make sure you can pay on time. 5 minute walk to grocery store (Safeway) and bus stop (Route 20 - goes directly to UofC).
